India’s real estate market has moved further towards transparency, with better data, digital records, stronger regulation and growing institutional participation reshaping how property is evaluated and invested in. JLL’s 2026 Global Real Estate Transparency Index highlights just how significant this shift has become.
India just moved five places up the global map
India climbed from 31st to 26th in JLL’s 2026 Global Real Estate Transparency Index and is now in the “Transparent” tier. It is also among the world’s top improvers, with India leading transparency gains in Asia-Pacific. JLL links this progress to stronger digital infrastructure, improved market data and institutionalisation.
This isn’t just a ranking — it’s a system change
The bigger story is how real estate information is becoming easier to access and verify. Digitised land records, regulatory reforms and initiatives such as RERA and digital land-record systems are strengthening the ecosystem. JLL says digitisation of land registries and broader data availability are among the key drivers of transparency gains globally.
Investment is becoming more data-driven
REITs and institutional capital are bringing greater structure and visibility to commercial real estate. Indian REITs have become important investment platforms, while institutional investment continues to deepen. In H1 2026, institutional real estate investment in India reached $4.4 billion, up 25% from H1 2025, with domestic institutions accounting for 63% of flows.
Transparency now extends beyond price and property
The market is increasingly measuring factors that were once harder to compare — from sustainability and building performance to alternative assets and energy efficiency. JLL identifies energy data, alternative sectors and building-performance information as important areas of improving transparency. This means the value of a property is increasingly connected to the quality of information available around the asset.
The next real estate advantage could be better data
AI, real-time asset information and deeper disclosures are becoming the next frontier of transparency. JLL notes that AI is accelerating transparency and that more than 90% of occupiers and investors now use AI tools. For India’s property market, the direction is clear: the easier an asset is to verify, compare and understand, the more useful its data becomes for buyers, occupiers and investors.
